Downton Road, Bristol – July 2023 – September 2024

Repair and refurbishment of home after suffering fire damage

This property is a traditionally brick built semi-detached property constructed in the 1930’s, later on the house has had modifications to it including a double story extension and kitchen extension to the rear of the property.

This property was severely damaged due to a house fire, meaning works required were a completely new roof, refurbishment to the kitchen, bathroom, bedrooms and living areas

DSB were asked to tender for this one following a previous contractor pulling off site after being awarded the contract, so unfortunately for the policy holder the house had been waiting nearly 18 months before any work had begun.

Works

The works involved the following:

  • Replacement of the roof in full including timbers and roof covering.
  • Internal refurbishment to all walls, including insulating, boarding and plastering.
  • New ceilings to include new insulation and plastering.
  • New replacement kitchen.
  • New staircase and balustrades.
  • Full replacement of electrical and heating to the property.
  • Full re-instatement modern family bathrooms.
  • Decoration throughout the whole property.
  • New windows and UPVC patio doors, also new Composite front door.

Works outside of insurance works

  • Upgrading of structural issues – including steels to the new roof, lintels over doors and windows etc
  • New flat roof to kitchen extension.
  • Drainage alterations and repairs.

DSB Comments

Where do we start… This project certainly came with its challenges, from the off!

Having begun the remaining of the strip out works left by the previous contractor it very quickly became apparent that this one wasn’t going to be straight forward, DSB identified a number of non-peril related issues that after a few meetings with the insurers, it was decided the best way for this project to move forward was to cash settle leaving the policy holder to take on the reinstatement works directly themselves.

Heavily invested in seeing this project through both Dave and Andy sat and spent some time value engineering the works to see how this could be resolved incorporating the additional structural works and other issues to allow the policy holders to get back into their family home.

Having worked out a solution for all works to be completed under the settlement agreed, works began and the task of putting back together a “challenging project” was underway…

Jay was fantastic and led from the front overcoming various issues with his team enabling us to hand back the property to the policy holder in their words “better than it has ever looked before” they couldn’t speak highly enough of the efforts that had been made to allow them to get their house back.

Not a straight forward project his one, but one we were more than happy as a company to be involved with.
